Does the FTC Safeguards Rule apply to our community?▼
It can. If your company sells community-owned homes and arranges or extends financing to buyers, such as in-house notes or lease-to-own agreements, the FTC may treat that part of the business as a financial institution under the Safeguards Rule. That brings duties like a written security program, a designated coordinator, risk assessments, MFA and encryption. Pure lot rental is generally a different situation. We're not lawyers, so we recommend confirming your status with counsel. If the rule applies, we can build and run the technical side of the program for you.
Our relief manager uses the regular manager's login. Is that really a problem?▼
Yes, for a few reasons. You lose the ability to tell who posted a payment, waived a late fee or edited a resident's file, which matters in cash disputes and fair housing complaints. A shared password also tends to get written down or texted around, and it rarely changes when someone leaves. Most rent platforms let you add users with limited roles at little or no cost. We set up named accounts with MFA, give relief staff only the screens they need and make removal part of your offboarding checklist.
How should we store home titles and sale contracts?▼
Keep originals of anything legally required in a locked, fire-resistant location, and keep the digital copies in one structured, backed-up library instead of on a manager's desktop. We organize folders by community and home, restrict access by role, turn on version history so an accidental overwrite can be undone, and back everything up to a separate location that ransomware can't reach. That way a dead PC or a departing manager doesn't take the only copy of a title with them.
Our office internet goes down a lot. What can you do?▼
We usually start with a business-grade firewall that supports two connections, then add a cellular backup line so the office can still reach the rent platform, take card payments and send email when the main provider fails. We monitor both connections and alert you when the office is running on backup. If your community has fixed wireless or satellite as the main option, we size the setup around that and keep heavy traffic like camera uploads from crowding out the office.
Can you secure our gate and camera systems?▼
We can secure the network around them. We put gate controllers, camera recorders and amenity devices on their own network segment, change default passwords, turn off unnecessary internet exposure and give the installer a named remote access account instead of an always-open connection. Changes inside the gate software or camera firmware we coordinate with the vendor who installed them. The goal is that a compromised camera can't be used to reach the PC with resident applications on it.
We're buying another community. What should IT look at first?▼
Before closing, find out which rent platform the community uses, how resident data will be exported, who holds admin passwords for email, gate and camera systems, and whether there's any backup at all. On day one, change those admin passwords, remove the seller's staff from systems they no longer need and image or retire the old office PC. We then move the community onto your standard setup: named logins, managed devices, segmented gate gear and backed-up records.

What does Manufactured Housing Communities IT Services cost for a Houston business?▼
Pricing depends on your size and what you need, so we do not publish a one-size-fits-all number — but Houston businesses generally pay a flat, predictable monthly fee rather than surprise hourly bills. We start with a free, no-obligation assessment of your current setup, then give you a clear quote in plain English with no hidden costs. That way you know exactly what you are getting and what it costs before you commit.
